WHO IS GEORGE VAILL?
He's a nationally renowned lease negotiation expert who has personally
negotiated more than 2,000 leases, of which more than 800 have been leases for dental, medical and veterinary offices.
WHAT DOES HE DO?
George assists dentists, doctors and veterinarians throughout
North America with start ups, acquisitions, new leases, lease renewals and
renegotiations. He works with your broker or landlord, to secure a broad spectrum of optimal lease provisions for you and assures that the broker and the landlord do not take
advantage of you.
WHAT IS HIS FOCUS?
Among many other important elements of the lease, George focuses on reducing your financial burden by negotiating lower monthly rent, more
tenant improvement allowance and more free rent and by assuring that the lease properly reflects all of the terms and conditions that the landlord has agreed to.
HOW DOES HE CHARGE?
When negotiating for space that is not already built out as a dental office, George charges a performance fee equal to 10% of any “savings” that he secures in negotiation, with a minimum Initial Fee that is deducted from any performance fee that he might earn if a lease is signed.
When negotiating - or renegotiating - for space that is already built out as a dental office, such as with a lease renewal or as part of a practice acquisition, his compensation is tailored to the specific circumstance.
WHY DO I NEED HELP?
Because negotiating a lease is far more complicated than you can ever imagine and your expertise lies elsewhere. Your lease is one of the most important contracts that you will ever sign during your business career. It sets out the occupancy rights and obligations that will govern your tenancy for many, many years. So it’s paramount that you establish a strong foundation of long-term occupancy security for your business right from the start. If you fail to do so then, a poorly negotiated lease, at a minimum, may result in financial hardship, inconvenience, uncertainty and disruption of your practice. At worst, you and your business could be held hostage by some very nasty lease provisions if you haven’t carefully negotiated every aspect of that all-important occupancy contract.
